Innsbruck Ridge: a gated view estates in Medford

A unique new neighborhood is under development in East Medford and combines exceptional views of the Rogue Valley with quality home design, all inside Medford’s first gated community.

Innsbruck Ridge includes 60 estate lots over three tiered streets, located just east of the end of East McAndrews Road in Medford. It began from a desire to take architecture to a new place in Medford, and to bring home styles gaining popularity in Portland and Bend to Southern Oregon. The team, led by Sam Sarich of Sam Sarich Construction, Ltd., took extra steps in designing the community to be sure each home offers intentional comfort and quality.

Even from the street fronts, the practical planning is evident. Each large lot is carefully designed with a flat approach and the feel of “one-story living” while still offering unobstructed 30 to 40 mile views from all levels, says Sarich. A unique feature of this hillside neighborhood, too, adds Clason Whitney, owner of Coldwell Banker Pro West Real Estate in Medford and agent rep for the development, is the variety in landscaping options that each site offers. “Some have room for a pool or a usable yard, others are suited to people that don’t want as much landscaping.” 

From there, each home is individually designed and constructed to be a uniquely crafted expression of the homeowner’s vision. “Everything is custom,” says Sarich. “We don’t do the same house twice.” The homes built so far certainly confirm this, with each home distinct in both theme and feel.

“We are not production builders,” says Sarich. “Every house is different.” What is consistent through each home is an attention to quality and spacious living that envelops the natural beauty and feel of Oregon both inside and out. Ten-foot ceilings, daylight basements, generous windows and natural surfaces throughout are typical, and Sarich works with each homeowner to design just the right living space for them. “Anything we can imagine, we’re willing to do,” he says.

Along with the look of each home, Sarich and his team also focus on the practical realities of providing a comfortable and manageable quality home. From preventing moisture intrusion to window designs suited to the realities of hillside living, from technical connectivity to butler’s pantries, every aspect of daily living is carefully thought through and implemented.

While their intention is to build a quiet community at Innsbruck Ridge, Sarich also shares how they are extended into the local community and supporting local business throughout the process. “We employ over 250 people in the local trades right now,” says Sarich. “All our subs are local, our doors and cabinets are manufactured in Grants Pass, metalwork is done locally. We have some real artisans here.” Salvage products, like recycled timbers and stone, are sourced locally whenever possible, and as additional perk to the community, adds Whitney, they are also offering a $5,000 bonus to anyone that refers a buyer who builds a home at Innsbruck Ridge.

“These are the last large executive estate lots you’re going to see in Medford,” says Sarich, due to a change in state land use law that passed after the development was approved.
